For our Pre-Listing Inspection, we help clients who are selling a home better understand the existing condition of their property before the home is shown to prospective buyers. This provides a critical opportunity for making recommended repairs and improvements that may lead to a more favorable real estate transaction.

This comprehensive evaluation of new home construction is intended to be scheduled before the builder’s final walkthrough of the property. We’ll investigate the structure and any installed mechanical systems for deficiencies that you may wish to be addressed before you agree to terms on a final purchase.

We can thoroughly inspect new home construction while the home is being built, arriving at the property at several critical phases. Pre-foundation, pre-drywall, and pre-final walkthrough are the phases for which an inspection is most typically scheduled. This allows us to catch issues as they arise so that they can be swiftly dealt with by the builders without costing the prospective buyer.

For insurance purposes, a 4 Point Inspection is often required to ensure that a home meets minimum property standards. We’ll inspect these four areas of the property—the HVAC system, electrical system, plumbing system, and roof.

This inspection service starts with a thorough review of the loan agreement for new home construction. After we’ve learned about the details, we’ll inspect the build site at several different occasions—keeping tabs on progress and the building materials stored on-site to ensure that the terms aren’t being violated at any juncture in time.

You may deem a re-inspection of your prospective home necessary when the seller agrees to carry out your repair and project requests. Once that work is completed, we’ll return to the property to look over any components that have been repaired or replaced. We’ll report back with our findings, going over any remaining issues so that further action can be taken if necessary.
